The Certified Short Sale “Seller” and “Buyer” designations are the First and ONLY North Carolina state specific Short Sale designations.

The Certified Short Sale Seller (CSSS) and Certified Short Sale Buyer (CSSB) designees  are real estate related professionals dedicated to helping North Carolina home sellers and buyers who find themselves in a short sale.  A short sale is when the seller owes more than their property is worth.  They understand the short sale process, what’s normal and what isn't, the transactional entities involved, and who the true Short Sale decision makers are.

A Certified Short Sale Seller (CSSS) designee understand the qualifications that the short sale seller will be required to meet.  Just like a buyer needs to have a job, good credit, and money for a down payment to get a loan, the short sale seller must qualify for the short sale and understand the options that may be available, how they work, and what effect they may have on the consumer credit.  They know what mortgage fraud looks like in a “Buyer’s Market” so they don’t inadvertently get caught up in it. They understand the fundamental concepts of the 2 negotiations in a short sale, what may happen with the loss, deficiency judgments, 1099, and credit reporting.  They understand how to determine the complexity and the likelihood that this will be a successful short sale transaction and the questions to ask to determine if the seller is ready, willing, and able to do a short sale.

A Certified Short Sale Buyer (CSSB) designee doesn't want to tie up the buyers and their earnest money for months on end in short sale transactions that may never close.  It is the listing agent who is driving the bus on this transaction and what they don’t know can cause this deal to die a slow and agonizing death for the two of you.  A CSSB knows the questions to ask of the short sale seller’s agent to determine the likelihood of closing and the complexity of the transaction.  They understand the mortgage industry’s history, the credit crisis, the mortgage meltdown, how we came to be where we are today, and the special loan products that may be available to the short sale buyer.

The completion of the CSSS or CSSB program comes with 4 hours of NCREC elective credits or NCSB general continuing legal education credits.  If you are seeking NCSB general continuing legal education, please make note of this at time of registration.

Already earned your CSSS?  Want your CSSB Designation?  Since 1 day of core classes are the same, CSSS designees need only attend Day 2 of the CSSB program to earn your CSSB.

We are the only education provider to have courses approved with the NC Real Estate Commission, the NC Banking Commission, and the NC State Bar. We have been providing North Carolina real estate agents, loan officers, mortgage brokers, paralegals and attorneys with Short Sale courses for the past 7 years.

Each of the four 4hr class segments that make up the Certified Short Sale (CSSS) designation are approved as continuing education by the North Carolina State Bar and the North Carolina Real Estate Commission.

Julia Iden Author/Instructor

Julia Iden is an expert in working with homeowners that are experiencing mortgage default. She is the author and instructor of several Short Sale classes that have been approved by the NC Real Estate Commission, the NC Banking Commission, and the NC State Bar. The 1st to bring Short Sale continuing education classes to Real Estate Agents, Loan Officers, Mortgage Brokers, Paralegals, and Attorneys in North Carolina.

During her career Julia negotiated Short Sales for a leading mortgage insurer, one of the largest mortgage investors in the country and one of the top mortgage servicing companies. She has worked with thousands of delinquent homeowners and negotiated on over 325 properties for the key mortgage industry entities.

Julia served as the President for the National Association of Professional Mortgage Women Raleigh Triangle. During her term as NAPMW Southeastern Regional Vice President she sat on the national board. She has also been active with the Raleigh Mortgage Bankers Association.

Julia and her partner, Scott Iden, were hired by the North Carolina Real Estate Commission to update Chapter 13, Legislation Practices and Procedures, in the 2008-2009 edition of the North Carolina Real Estate Manual. Julia has also been a regular guest for nationally syndicated radio talk show host Michael King the "Cajun Contractor.
