Clash of Clans - The New Face of Fair Housing: Diversity and Disability

Instructor Frank Fields

$75.00
4 Hrs
This course takes a new and fresh view of fair housing focusing on recent trends and cases. In 2014, the most year for which a full set of statistics is available there were 27,528 housing discrimination complaints filed in the United States. The largest categories of violations included racial (diversity) claims and disability claims. The U.S. Supreme Court in 2015 issued a major landmark case from the state of Texas and backed HUD’s 2013 disparate impact rule. The result is that the nature of fair housing claims and enforcement is changing. The course contains the most recent cases dealing with such issues as the use of criminal background reports, wrongful eviction of servicemembers, the use of credit scoring and the new source of income violations. It also contains the most recent disability cases. Licensees taking this course will be able to identify conduct that violates fair housing and better protect and promote the interests of the public.

The real estate profession presents many challenges. Experienced agents complain about the long hours, the lack of respect for the industry, and the many failures and rejections they encounter in their daily practice. But the greatest challenge brokers may face are toxic transactions—that is, those dealings that –in addition to the complexity of the transaction itself—include participants who are extremely difficult. The purpose of this course to help real estate licensee identify the elements of various transactions (including the participants) which could become difficult and risky and techniques necessary to deal with them effectively.

Advertising and marketing affect nearly everything that a real estate licensee does in today’s world. It is difficult to conceive of real estate professionals spreading word of their services, businesses and properties without engaging in marketing and advertising. It touches everything we do.

The world of real estate marketing and advertising is much more complex than any other time in your real estate career. The real estate profession has seen an absolute avalanche of online marketing and social media sites including everything from YouTube to Facebook. In crafting marketing and advertising the real estate professional must navigate a complex interaction of specific state statutes and rules along with a myriad of federal advertising regulations in areas such as fair housing.

Until now real estate licensees had to comb through many resources, references and statutes in order to be able to make certain that their advertising and marketing was in compliance. We had many requests from students and licensees for a course that placed all of these various considerations in context. So here for the first time is the definitive guide to successful real estate marketing and advertising that is in full compliance and takes into account the various rules and regulations that affect all that we do.

We’ve included throughout this course several examples of the most common pitfalls real estate professionals face in designing advertising and marketing that is in compliance with these rules and regulations.

Clash of Clans - The New Face of Fair Housing: Diversity and Disability

Instructor Steve Robinson - DREI

$75.00

The primary objective of this course is to prepare brokers with the knowledge, skill, and competency to understand the definition of “Material Fact” and what is and is not a “Material Fact” under North Carolina law and North Carolina Real Estate Commission Rule & Policy. Brokers are required by NC General Statute to disclose Material Facts to all parties in a real estate transaction, and may be subject to disciplinary action for omitting or misrepresenting facts about a property or failing to disclose a material fact either by willful or negligent actions or inactions [G.S. 93A-6(a)(1).].    Furthermore, Brokers will better understand their duty to discover and their requirement to affirmatively disclose all material facts that they know or reasonably should have known in a real estate transaction.

The Definitive Advertising Guide
